What is a “Modular Barn”?
A modular barn has factory built components (walls, doors, etc.) that can be assembled into almost any configuration, from a modest one-stall backyard barn to a complex equestrian showcase. Because they have standard components, a modular barn allows you to build exactly the size barn you need now and to add stalls in the future; when, and if, you need. Additionally, a modular barn can be completely disassembled and rebuilt on your new site.




Why choose a modular steel framed barn over wood?

Unlike wood which needs to either rely upon preservatives and / or constant care and replacements, the use of galvanized and zincalume processed steel products in our barns insures you a safer, stronger, more durable barn. Our modular barns are designed and built to last a lifetime with very little care and maintenance.


Choice Barn stall wall components are constructed of a galvanized steel and wood laminate combination that is able to withstand the (sometimes constant) kicking and chewing of the most aggressive horses. The galvalume facing on the stall interiors is non-porous, which means lower maintenance and easier clean up. Our components are built to a very high standard in a quality-controlled factory environment where bad weather does not slow down the production. With modular barn construction your building times are reduced and the quality of workmanship is guaranteed.

In summary, a Choice Barns barn is a quality built, low maintenance, affordable barn that can be installed quickly, and affords the owner the flexibility of expansion and/or relocation.

Are These Kit Buildings?
Choice Barns are not kit buildings. Each building is custom designed and constructed to meet your specific needs. However, the costs are comparable to so-called "kit" buildings. Choice Barns offer maximum flexibility and use materials superior to "kits".

What kind of site preparation do these buildings require?
All Choice Barns buildings must be erected on a level site with adequate provision for drainage. This generally requires grading and site preparation. All Choice Barns buildings must be anchored to concrete. There are three basic options for this: Piers, Ribbon Walls (footers), Slab, or a combination of the three. A typical combination might have a slab in the tack and washrooms and aisle way, and a dirt floor with a gravel base in the stalls, with a concrete perimeter around the stall to keep horses from digging underneath walls. Barns & Stables provides foundation plans specific to your barn. Most customers choose a local contractor to do the grading, concrete, electric, and plumbing work, as this typically is the most economical option. Barns & Stables can usually recommend a local concrete contractor who has done work on other Barns & Stables Barns in your area.



How is installation handled and can I install the barn myself?
Barns & Stables offers a number of different installation options to our customers. The purchaser may do the installation themselves, may contract with Barns & Stables to provide supervisory assistance, or may contract with Barns & Stables to have our factory trained crews do the installation for them. The recommended installation option will largely depend upon the size and complexity of the building and the customer’s construction experience and expertise. Bear in mind that these are not “kit buildings” and our kick proof walls weigh 500 lbs. each. Over 90% of our customers choose to have our factory-trained crew install their barn.



Do I need a Building Permit?
"Agricultural Structures", such as horse barns, generally have fewer permit requirements and in some cases are exempt. Agricultural Building permit requirements vary by state, county and local municipality. The barns we design and build are engineered to meet or exceed these requirements. Barns must comply with state and local environmental and zoning ordinances such as setbacks. It is best to check with your local zoning office first to avoid any delays or additional costs. Can Barns & Stables build a barn with "Living Quarters"? Yes—Barns & Stables has done a number of barns with live-in quarters. Living quarters require the building to meet state and local residential building code and ordinances requirements. It is imperative that local building officials be consulted before considering adding a living space within your barn. Barns & Stables routinely designs and build barns with offices, lounges, studios, locker and rest room facilities.


Are these barns just for horses?
The strength and ease of maintenance make the buildings a perfect “Choice” for a multitude of uses. The buildings can be used for almost any purpose, including veterinary offices, studios, garages, kennels, and housing of exotic animals.



Can Barns & Stables build a barn with "Living Quarters"?
Yes - Barns & Stables has designed and built a number of barns with live-in quarters. To add living quarters to a barn generally requires additional approvals and permitting beyond that required for agricultural building usage. It is thus important to consult local building officials before considering adding any type of permanent living space within your barn.

What is the delivery and installation time?
Depending on the time of year, it takes between 6 to 8 weeks for Choice Barns to build and ship your barn. Barns & Stables installation time for a standard 6-10 stall barn once delivered is less than one week.
